Since the application was submitted the Environment Agency (EA) have published new fluvial and surface water flood risk maps.
As such, the Illustrative Masterplan has been amended to ensure there is no built development within the fluvial Flood Zones 2 and 3 or areas high and medium surface water flood risk.
Not only has the Flood Risk Assessment (FRA) been updated to reflect the implications of the updated EA maps and changes to Illustrative Masterplan, but, in accordance with the request from the Lead Local Flood Authority (LLFA) a 2-Dimensional pluvial hydraulic modelling exercise has been undertaken to demonstrate the flood risk impacts of the proposed development over its life span.
The findings of this 2D modelling have also informed the constraints parameters, and the changes to the Illustrative Masterplan and, as set out in the addendum FRA, the Illustrative Masterplan allows existing surface water overland flow paths to be retained and/or carefully diverted where necessary, thus ensuring no increase in flood risk on or offsite.
As also requested by the LLFA the hydraulic calculations include a check on surcharged downstream conditions to an appropriate top water level based upon design storm conditions for the receiving watercourses, and as set out in the addendum FRA this also demonstrates no increase in flood risk off site.
The above changes to the proposed illustrative masterplan have result in an increase in the overall level of public open space on site, which will rise from 11.72 to 12.26ha.
This equates to 76% of the overall site area, creating an attractive and green scheme, contributing to the creation of a green corridor linking Ringmer and Broyleside.
Notwithstanding the changes to the site layout, the number of dwellings proposed on site remains as originally submitted as up to 140, there being a slight change to the unit mix as set out below:

An outline planning application for Land West of Broyle Lane, Broyleside, Ringmer has been submitted (December 2024) to Lewes District Council and is available to view on their planning portal (reference LW/24/0760).
Statutory consultees and local residents will have the opportunity to formally comment on the application direct with Lewes District Council once validated.
We will continue to work closely with Lewes District Council and where necessary will respond to statutory consultees through the planning process.
In summary the proposals include:
An outline planning application seeks to establish whether the scale and nature of a proposed development would be acceptable to the Council, before a second fully detailed planning application (Reserved Matters) is submitted.
Where outline permission has been granted, and within three years of the outline approval, an application for the outstanding Reserved Matters can be submitted, i.e., the information excluded from the initial outline planning application.
This will include information about the exact layout, scale and appearance of the new homes, as well as the details of the open space and landscaping.
No development can take place on site until the Reserved Matters application has been consented.

Catesby Estates has entered into an agreement to promote land West of Broyle Lane, Broyleside, Ringmer, East Sussex (February 2022).
The greenfield site is 40 acres and lies within the administrative area of Lewes District Council.
Catesby will be promoting the site through the Local Plan process for new homes and community facilities.
