Warwickshire County Council Notification – April 2021
S278 A452 Europa Way Improvements, Myton Green Development Access, Leamington Spa – Warwick (Suspension of Roadworks)
An update on progress with the S278 Highway Improvement Works at the A452 Europa Way in connection with a new access to the Myton Green Development.
The highway improvement works commenced in August 2020 and are expected to last for 35 weeks.
The contractor Montel Civil Engineering has encountered unforeseen conditions that have significantly hindered their progress on site. As you are aware, the works were scheduled to be completed in spring 2021, however due to unexpected circumstances in encountering delays due to electrical supply woks on the new traffic signals connections, the works will now be completed in July 2021. The completion date on the existing scheme sign boards will be changed to reflect the revised date.
The Council will suspend the roadworks at the junction of the A452 Europa Way / Olympus Avenue due to the long lead in time required by Western Powers Distribution (Statutory Undertaker) to carry out their works. By suspending the works during this period, disruption to the public using the highway on the A452 Europa Way and the surrounding network will be minimised overall. The site will be made safe with appropriate traffic management arrangements to maintain uninterrupted traffic on the carriageway.
The Council regrets the on-going delays experienced by motorists and apologises for any inconvenience these works may have caused to residents, businesses, and the travelling public. We will endeavour to complete these works as speedily as possible and keep you updated on progress. Live information on the roadworks can be found at https://one.network/.
If you have any queries regarding the works, please do not hesitate to Warwickshire County Council, via the Customer Service Centre on 01926 412515. The centre is open from 8:00am 8:00pm Monday to Friday and 9:00am - 4:00pm on Saturdays.

The site was granted its initial Outline Planning Permission in 2014, but a further application was needed to ensure the site was developable with a further Outline Planning Permission granted in 2015.
Due to the size and complexity of the site, Catesby Estates were appointed to deal with the Reserved Matters Application, deliver the site infrastructure, the dualling of Europa Way and the public open space works which were required to bring forward residential development on the site.
Reserved Matters was granted in 2017 for the site-wide infrastructure and public open space works. Work started in early 2018 and finished late summer 2020.
Housebuilders started on site early 2019 with first residents taking occupation in the autumn. There are currently circa 45 plots sold, and by the end of 2020, 80 homes are expected to be occupied.
First onsite was Avant Homes (13.4 acres/up to 200 new homes), followed by Miller Homes (8.7 acres/up to 134 new homes) and then Bovis Homes (8.9 acres/up to 135 new homes). The final land parcel was sold to Redrow in February 2020 (17.6 acres/up to 266 new homes).
Myton Green Park was adopted by Warwick District Council in December 2020. This extensive public open space and green infrastructure consists of six equipped play areas including a multi-use games pitch with five-aside football and basketball court, a 4,500 metre network of new footpaths and cycleways along with the planting of more than 250 specimen trees.
