Second successful strategic land promotion in Longhedge, Salisbury for Catesby Estates

The site is located to the south west corner of the village, adjacent to the Bovis Homes development with access off the existing roundabout on the A345, with the local centre also being accessible off Rhodes Moorhouse Way.  This is a extension to a 60 acre site for 450 homes and public open spaces that Catesby previously promoted and sold to Bovis Homes in 2014.

Longhedge Village Extension Plans Submitted - 2019

Catesby Estates & Guildhall Estates have been working on proposals for an extension to the existing Longhedge Village housing development. (January 2019)

Catesby Estates has submitted a hybrid planning application to Wiltshire Council.  This consist of an outline planning application for new homes, alongside a full detailed application for employment space.  Guildhall Estates will shortly be submitting their application for the local centre development including a neighbourhood retail parade, children’s nursey and care home facility

We wanted to update local residents on our proposals.  We wrote to local residents early in 2018 for feedback on our initial proposals.  We have carefully reviewed all the comments received from local residents and councillors and have revised our proposals for the site in response.

You spoke, we listened – the changes made include:

  • Reduced the number of homes proposed from 90 to 65.
  • 40% Affordable Housing.
  • Pedestrian and cycle routes will link the homes and proposed neighbourhood centre with the existing village and wider area. These combined with the existing Park and Ride facility, will help to minimise car usage.
  • Existing hedgerows and trees will be supplemented with landscape buffers to retain rural character as well as providing a haven for local wildlife.
  • 29 small light industrial units available for rent or purchase by local businesses.  A developer has been appointed to build these units.
  • A local convenience retail parade along with a care home and a children's day nursery is proposed by Guildhall Estates.

Now our outline planning application is submitted, Wiltshire Council will carry out a formal consultation on the proposals with local residents.  We will respond to any comments made during the application determination period.

Outline Planning Permission Granted For New Homes As Part Of Longhedge Village Extension, Salisbury - 2020

Catesby Estates are pleased to announce Wiltshire Council has granted outline planning permission for 65 new homes, along with detailed permission for 29 small employment units which will be available for rent or purchase by local businesses. (January 2020)

Both permissions for the site located in Longhedge, Salisbury were granted using delegated powers.

Extensive pre-application discussions were undertaken with both the Parish Council and Wiltshire Council. 

Longhedge Residential Land Sale By Catesby Estates Completes 2020

Catesby Estates has successfully completed the sale of the final phase of a residential development site in Longhedge, Salisbury to the Vistry Group, who will be working in partnership with Radian Housing Association. (October 2020)

The site includes 65 homes with 40% affordable housing, along with pedestrian and cycle routes connecting the new homes with the new neighbourhood centre, existing village and wider area.

Using delegated powers Wiltshire Council granted outline planning permission earlier this year.

This is an extension to a 60 acre site for 673 homes and public open space that Catesby previously promoted and sold to Bovis Homes in 2014. 

Catesby carried out extensive public consultation and worked closely with the Parish Council which resulted in a uplift in the allocation from 450 homes to 673 along with increased community facilities for local residents.

Councillor Ian McLennan from Wiltshire Council and Laverstock and Ford Parish said “Catesby are the exception.  They engaged with me and my parish, from the outset of the Longhedge masterplan. Together, with the support of the landowner, they listened and helped deliver much needed community facilities and a great place for people to live.”

Andy Wright, Senior Land Manager at Catesby Estates said;  "This is a challenging period for the housebuilding industry and wider economy.”

“This has been a real team effort to ensure the completion of this deal, highlighting how well as a team and business we have pulled together during these extraordinary times.”

Catesby’s Longhedge Commercial Strategic Land Sale Completes in 2020

Catesby Estates has successfully completed the sale of a commercial development site at Longhedge, Salisbury to Max Flowers Ltd (November 2020)

This is in addition to the 65 home site, with 40% affordable housing sold back in October to the Vistry Group. 

The commercial site has good road links and is located close to the existing village and new neighbourhood centre and will provide 29 small employment units which will be available for rent or purchase by local businesses. 

Using delegated powers Wiltshire Council granted detailed permission planning permission earlier this year.
