A vision to create a unique place founded on a strong landscape framework, enhanced and extensive connectivity, and a set of distinct linked residential neighbourhoods.

Catesby Estates are promoting the land at the Kings Langley Estate on behalf of the landowner.

The land forms two parcels either side of the M25. 

Sustainable Location

The site is extremely well located in relation to a wide range of active travel and public transport options as well as local facilities and services making this site highly sustainable and therefore appropriate for future development.

The land is located within the administrative area of Three Rivers District Council who are at an early stage of preparing a new Local Plan which will set out a vision for growth within the District up until 2038. 

As a local stakeholder you can engage with this process fully through the Council’s public consultation. 

The vision is to create a unique place for a residentially led mixed use development, comprising new homes alongside a commitment to the early delivery of social infrastructure including the wider benefits of education provision, local centres/community uses and extensive public open space and green infrastructure.

We are seeking to deliver: 

Mix of homes: 

  • All homes will be designed to achieve net zero carbon emissions
  • Commitment to providing affordable housing and first homes 

Landscape and biodiversity enhancements: 

  • New multi-functional public open spaces will be created which will be accessible to the existing and new community and could include play areas, formal sports provision, kick about space and allotments
  • Suitable Alternative Natural Green Space (SANG) designed as a new country park with visitor parking, circular walking routes and dog walking areas
  • At least 10% biodiversity net gain
  • Provision of compensatory Green Belt land 

Community Facilities: 

  • New 2 form Primary School 
  • New local centre with new health centre and a small employment space. The local centre will offer a local co-working space, including meeting rooms/event space, hot desks, printing/administration facilitates and a cafe space. This space could also be made available for community use and events and starter businesses. 

Connected and permeable spaces:  

  • Bus frequency and routing enhancements
  • Opportunities for a range of new cycle and pedestrian links connecting to Kings Langley Train Station
  • A range of new foot and cycle routes within the site as well as linking to existing foot and cycle routes surrounding the site and giving active access to services and facilities 

We look forward to the opportunity of working with the Three Rivers District Council, Hertfordshire County Council, local communities and other local stakeholders as plans for the site evolve.
